Bridging Finance
Moving Quickly on a Time-Sensitive Opportunity
Purchase Price: £450,000
Loan Amount: £337,500
Term: 12 Months
An investor was looking to purchase a below-market-value property with refurbishment potential and longer-term rental prospects.
The seller required a fast completion, and the property’s condition meant it was unlikely to be suitable for a standard mortgage. During the process, the valuation also came back lower than expected, which added further complexity to the funding structure.
Jason worked with the client to review the property, the proposed refurbishment works and the intended exit strategy. He then explored specialist lender options and helped set out the case clearly based on the property, the timescale and the revised valuation position.
In this case, bridging finance was arranged to support the purchase.
Outcome
The client was able to complete within the required timescale and begin refurbishment works shortly afterwards.
That meant the property could be improved as planned, with the focus then moving toward the longer-term exit strategy and a future refinancing route.
These examples are provided for illustrative purposes only. Every case is assessed individually, and available finance will depend on the property, the borrower and lender criteria at the time.
